These checkups are conducted twice a year, typically in the spring (April-May) and fall (October-November).

B. Included Services:

  • Our seasonal checkup covers a range of tasks, including but not limited to:

    • Roof and Gutter Inspection and Cleaning

    • Foundation and Siding Inspection

    • Window and Door Inspection and Sealing

    • Attic and Basement Inspection

    • HVAC System Check and Filter Replacement

    • Plumbing and Electrical System Inspection

    • Safety Device Check (Smoke and Carbon Monoxide Detectors)

    • General Maintenance Tasks such as deck cleaning and minor repairs

3. Limitations of Services
A. Visual Inspection Only:

  • The seasonal checkup is limited to a non-invasive visual inspection of accessible areas. It does not involve dismantling, moving items, or testing complex systems. Hidden defects or issues not visible during the inspection cannot be identified.

B. Areas Not Inspected:

  • Areas that are inaccessible, hazardous, or obstructed at the time of the inspection will not be inspected. This includes, but is not limited to, crawl spaces, attics with limited access, roofs that cannot be safely accessed, and any areas requiring specialized equipment.

C. Exclusions:

  • Our seasonal checkup does not include in-depth evaluation or repair of specialized systems such as HVAC units, plumbing beyond basic visual checks, or electrical systems beyond checking outlets and switches. For these services, we recommend contacting a licensed professional.

D. Material Costs:

  • The cost of any materials required for maintenance or repairs during the checkup is not included in the service fee. Materials will be invoiced separately, and payment is required upon receipt of the invoice. Common materials may include replacement filters, caulking, and other necessary supplies. 4. Responsibilities of Homeowners
A. Access and Preparation:

  • Homeowners are responsible for providing clear access to all areas of the home that require inspection and maintenance. This includes ensuring that pets are secured, clutter is cleared, and access points are provided.

B. Approval for Additional Work:

  • Any additional work identified during the checkup that requires handyman services will be discussed with you. Approval must be given before proceeding with any additional work. Additional costs for materials and services will be invoiced separately.

C. Payment for Services and Materials:

  • Homeowners are responsible for paying for the seasonal checkup service fee and any additional materials required. Invoices for materials will be provided separately, and payment is due upon receipt.

5. Disclaimer of Warranties and Liabilities
A. No Guarantees or Warranties:

  • Home Fixers Ltd. does not provide any warranties, express or implied, regarding the condition of your home or the outcomes of our seasonal checkup services. The checkup is intended to identify visible issues at the time of inspection, but it is not a guarantee that all potential issues will be discovered or prevented.

B. Limitations of Liability:

  • Home Fixers Ltd.’s liability for any claims arising from the seasonal checkup services is limited to the amount of the service fee paid. We are not responsible for any indirect, incidental, or consequential damages that may result from our services.

C. Changes in Conditions:

  • The seasonal checkup reflects the condition of the home at the time of the inspection. Conditions may change, and new issues may arise after the inspection. Home Fixers Ltd. is not responsible for conditions that occur after the checkup.

6. Dispute Resolution
A. Resolution Process:

  • Any disputes arising from the seasonal checkup services shall be resolved through mediation or arbitration as per the terms of this disclaimer. Legal action shall not exceed the value of the service fee paid.

B. Member Indemnity:

  • Homeowners agree to indemnify and hold Home Fixers Ltd. harmless from any claims, damages, or expenses arising from the misuse of our services or failure to comply with the terms of this disclaimer.
