  • Home Fixers Ltd. offers seasonal maintenance services designed to perform routine upkeep and preventive care for your home. These services are conducted twice a year during the spring (April-May) and fall (October-November).

B. Included Services:

  • Our seasonal maintenance services cover a range of tasks, including but not limited to:

    • Gutter Cleaning and Inspection

    • Window and Door Sealing

    • HVAC Filter Replacement

    • Deck and Patio Cleaning

    • Smoke and CO Detector Checks

    • Roof and Siding Inspection

    • Lawn and Garden Preparation

3. Limitations of Services

A. Visual Inspection and Basic Maintenance Only:

  • The seasonal maintenance services provided are limited to visual inspections and basic maintenance tasks. They do not involve invasive procedures or in-depth evaluations of systems such as plumbing, HVAC, or electrical systems.

B. Areas Not Maintained:

  • Areas that are inaccessible, hazardous, or obstructed at the time of service will not be maintained. This includes, but is not limited to, crawl spaces, attics with limited access, roofs that cannot be safely accessed, and any areas requiring specialized equipment.

C. Exclusions:

  • The following are excluded from our seasonal maintenance services:

    • Major repairs or replacements of home systems or structural components.

    • Specialized inspections or services such as mold remediation, pest control, or hazardous material removal.

    • Testing or servicing of systems beyond basic visual checks and filter replacements.

D. Material Costs:

  • The cost of any materials required for maintenance tasks, such as replacement filters, caulking, and repair parts, is not included in the service fee. These materials will be invoiced separately, and payment is required upon receipt of the invoice.

E. Handyman Services:

  • If additional repairs or improvements are identified during maintenance that fall outside of standard services, homeowners can utilize their handyman hours. Any additional materials required for these tasks will also be invoiced separately.

4. Responsibilities of Homeowners

A. Access and Preparation:

  • Homeowners are responsible for providing clear access to all areas of the home that require maintenance. This includes clearing pathways, providing keys or access codes, and ensuring that pets are secured.

B. Approval for Additional Work:

  • Any additional work identified during maintenance that requires handyman services will be discussed with you. Approval must be given before proceeding with any additional work. Additional costs for materials and services will be invoiced separately.

C. Payment for Services and Materials:

  • Homeowners are responsible for paying for the seasonal maintenance service fee and any additional materials required. Invoices for materials will be provided separately, and payment is due upon receipt.

5. Disclaimer of Warranties and Liabilities

A. No Guarantees or Warranties:

  • Home Fixers Ltd. does not provide any warranties, express or implied, regarding the condition of your home or the outcomes of our seasonal maintenance services. The services are intended to perform routine upkeep and preventive care, but they do not guarantee the discovery or prevention of all potential issues.

B. Limitations of Liability:

  • Home Fixers Ltd.’s liability for any claims arising from the seasonal maintenance services is limited to the amount of the service fee paid. We are not responsible for any indirect, incidental, or consequential damages that may result from our services.

C. Changes in Conditions:

  • The seasonal maintenance services reflect the condition of the home at the time of service. Conditions may change, and new issues may arise after the service. Home Fixers Ltd. is not responsible for conditions that occur after the maintenance is completed.

6. Dispute Resolution

A. Resolution Process:

  • Any disputes arising from the seasonal maintenance services shall be resolved through mediation or arbitration as per the terms of this disclaimer. Legal action shall not exceed the value of the service fee paid.

B. Homeowner Indemnity:

  • Homeowners agree to indemnify and hold Home Fixers Ltd. harmless from any claims, damages, or expenses arising from the misuse of our services or failure to comply with the terms of this disclaimer.

  • By scheduling seasonal maintenance and paying the service fee, you acknowledge that you have read, understood, and agree to the terms and conditions outlined in this disclaimer.
